Description
Village Farm is a traditional farmstead, and is considered to be a non-designated heritage asset due to its attractive and historic form, materials and features of the buildings. The layout of Village Farm appears to be little changed since the late 19th century, when it was shown on the first edition Ordnance Survey map (B1).

Assessed by Historic England for possible listing in 2023. Rejected for the following reasons:
Degree of architectural interest: - despite the survival of parts of the timber frame of the C18 barns, their conversion and that of the C19 brick buildings which form the other ranges of farm buildings, has introduced much new fabric to the group.
Degree of historic interest: - conversion of the buildings has resulted in the loss of the original pattern and our understanding of the original functioning of the complex.
Group value: - the buildings are proximate to several listed buildings including Boarstall Tower (Grade I), Tower Farmhouse (II) and the Church of St James (II*). However, this is not sufficient to compensate for the lack of architectural or historic interest. See report for detail (B3).
Historic building recording (level 2) carried out by Thames Valley Archaeological Services in June 2025 after demolition of former outbuilding and in advance of demolition of existing garage. Only the boundary walls survived of the outbuilding, and it could only be assessed as 20th century in date. The garage is much altered, showing many different phases of construction and alteration. Historic mapping shows it is on the footprint of a building present from at least 1850 (tithe map) but significant differences make it hard to correlate the existing building with any phases shown on the maps. A dropped truss within the building is of high quality, likely dating to the early 17th century but has been reused within the existing building. The presence of a former chimney breast and the proximity to the main farmhouse may suggest an earlier function as an external kitchen. See report for detailed description and photographs (B4).
